This inspection is a Visual Inspection carried out in accordance with the current Australian Standards AS 4349.1 – 2007

An ‘Agreement Form’ is required as part of the current Australian Standards. All clients must read this form and carefully fill out the back page prior to the inspection. Download
Your inspection may take between 1 ¼ – 3 ½ hours depending on the size and condition of the property
It is strongly recommended that you or your nominated representative attend the inspection to discuss any findings first hand, and to answer any questions or future plans you may have concerning this property.
If you are unable to attend, you will be contacted by phone after the inspection to discuss these findings.
Your report can be emailed/faxed to you on the same day of the inspection. This report is computer-based, reader friendly and complies with the current Australian Standards AS 4349.1 – 2007. It is strongly recommended that you read your report in full. If you have any further questions please do not hesitate to call.
It is preferable that your Building & Pest inspection be carried out at the same time. We are happy to coordinate this with your nominated Pest inspector, or alternatively, we can arrange a Pest inspector for you. We work in conjunction with a number of highly regarded, licensed and fully insured Pest Management Inspectors. They have a wide range of tools and equipment and their businesses also comply with current Australian Standards.

This inspection can be used as an extremely effective tool or a guide for the current owner of the property. The pre sale inspection report necessitates a full inspection and computer based report, however cheaper versions of this report can be completed as a Building Consultation with a verbal report only.
The pre sale report will help to highlight any major defects that may be identified in a later pre purchase building inspection on your property, allowing you to rectify any area/s of concern.
In the case of an auction, the pre sale inspection report can be used as a guide for interested parties. As a result of the ‘Third Party Clause’ in the Agreement form, my company can negotiate with the interested parties as to the ‘on-selling’ this report prior to purchase

In my opinion, the advantages of commissioning separate Building & Pest inspection reports carried out by two experts in their own field significantly outweigh the use of a single operator. Two sets of eyes are better than one in identifying possible defects.

Partial Further Invasive Inspection (link to top)
The Partial Further Invasive inspections are normally required as a result of findings from a Pre Purchase or Pre Sale building inspection.
This inspection requires the current owner of the property to sign a waver which allows the inspector or recommended expert to carry out a partial further invasive inspection of the formally identified areas to assess potential damage and repairs required. Download
There are several different ways to carry out a partial further invasive inspection. Some methods require the removal of building elements (eg: wall or roof sheeting, roof flashing, timber mouldings etc) in part or total, others require the installation of vents, drilling of holes in recesses, walls etc or the use of a scope. The restoration work required as a direct result of this inspection is not part of the Scope of this inspection, and is therefore the responsibility of the current owner/s. (Refer to consent form)
This inspection is not part of the initial Pre Purchase or Pre Sale inspection, but constitutes a separate inspection which incurs an additional cost. To ensure the continuity of the client/inspector relationship, it is strongly recommended that this inspection is paid for by you, my client. This fee may be reimbursed through the purchasing process at a later date by negotiation.
Common Reasons for commissioning this type of inspection:
- To identify the source and extent of possible damage relating to moisture readings detected in wet areas, walls and other concealed areas
- To identify the extent of Termite damage in concealed areas
- To identify ‘bad building practices’ which may have been concealed
Limitations of this inspection:
A Partial Further Invasive inspection serves as a guide to assessing potential damage and repairs required, but in some cases this inspection cannot rule out damage in other concealed areas. The only way to fully inspect and assess the extent of possible damage is to totally remove all building elements which may prove to be costly or simply impractical.
